Frozen Pipe Restoration

When you experience water damage from a frozen pipe, you need to respond immediately. You have a 24 hour window before the water becomes stagnant and microbes begin to develop. Once water has moved from clean water to “gray water” the chance of saving building materials significantly decreases.

If you catch the damage early, with advanced drying techniques, we can salvage most or all of the structure. This way, it decreases the cost of the repair, and keeps your insurance premiums down.

If you do not catch the damage within 24-48 hours, there is a greater chance of saturation, grey water formation and secondary damage formation such as mold.

Luckily, Baltimore Water Damage have dispatchers on-call at all hours of the day. We are available 24 hours a day, 7 days a week & 365 days a year. No matter what time you discover frozen pipe damage, you can reach us to start the mitigation process.

Frozen Pipe Prevention

Many of our clients ask us how they could have prevented their frozen pipes in the first place. There are several strategies that can be put in place immediately in order to prevent future water damage from frozen pipes.

  • Insulate exposed pipes

Although insulating your pipes does not prevent your pipes from freezing completely, it certainly helps protect them. Insulation keeps freezing at a minimum by slowing down the transfer of heat to freezing.

  • Keep heat at 55 degrees or higher

Many times when clients go out of town, their first instinct is to turn the heat down as low as possible. During colder temperatures, this could leave your property at risk of frozen pipes. We typically find that keeping your property at 55 degrees or higher assists in keeping frozen pipes at bay.

  • Allow a trickle of water to run through pipes during subzero temperatures

During the winter months, there can be severe cold snaps. During these sub-zero temperatures, you need to make sure your pipes are protected. Running water is the most effective way to keep water in your pipes from freezing.

Many clients are wary of running water through their pipes at a constant rate because they do not want to see a spike in their water bill. Simply a trickle of water will keep your pipes from frozen. However, the cost of running a small amount of water through your pipes is much less than the cost to repair the water damage from a frozen pipe leak.

  • Keep garage doors closed if water lines are present

If water lines are present in your garage, make sure to keep your garage door closed. You would also want to make sure that any uninsulated pipes be insulated to avoid any unnecessary damage.
